I know I’ve said this before, but it’s been on my heart again lately… I’ve had friends and people I care about reach out after they’ve bought a home or land asking me how to fix problems that came up after closing. And my first question is always- “Why didn’t you call me?” Their answers are usually: – “We didn’t think you worked in that area.” – “We were trying to save on agent fees.” 🚨Here’s what I want you to know🚨 In Texas, the seller typically pays the buyer’s agent. That means using a buyer’s agent usually doesn’t cost you anything out of pocket. If you don’t have one, the commission either goes back to the seller or to the listing agent—you don’t get a better deal without an agent. You just lose someone who’s fully looking out for you. REAL STORY 📖👩‍🏫 A family I know bought a home and land and used the inspector the listing agent recommended. The seller’s disclosure didn’t say anything, and while the inspection report mentioned a concern, it was easy to overlook if you didn’t know what to watch for. Later, during their remodel, they uncovered old fire damage and roof issues that had never been properly repaired. If I had been their agent, I would’ve caught that comment in the report and looked into it further before closing. I also work with a trusted inspector I know would’ve flagged it clearly. Trying to “save money” ended up costing them thousands—and left them frustrated and overwhelmed. If you’re thinking of buying, please use someone you trust.
